An Up-and-Coming Community Awaits Your Near the Beach!
Who said Boquete is all the country has to offer in terms of real estate opportunities for expats? Please enter the town of Antón (Coclé province) and its up-and-coming development, Hacienda El Mirador, into the picture!
You better hurry! An eclectic mix of Panamanians, U.S. citizens, Canadians, and Europeans is rapidly creating a vibrant community in the area, taking advantage of the development’s affordability and proximity to some of Panama’s finest beach and mountain resorts.
According to Lucrecia Escalona, General Manager of the developer Inmobiliaria Hacienda El Mirador, S.A., foreign nationals’ interest in the residential project has grown organically. After all, this family-owned company’s original target was the native families of Antón, many of whom did not have many job or housing opportunities until tourism started to bloom in the area approximately 20 years ago.
“Although we certainly had the town’s proximity to the mountains and the Pacific Riviera in mind, we started the development to offer many hard-working families of Antón their first opportunity to live in an organized community. We started it with 177 subsidized, single-family units back in 2003. Through a flyer campaign at hotels and government institutions, we garnered the public’s attention and the cooperation of local banks. The initial response was such that, on a single weekend, 30 houses were sold! ” said manager Escalona, an architect by trade.
A little well-kept secret is divulged!
The steadfast, yet silent upward mobility brought about by Hacienda El Mirador has had a ripple effect on what many Panamanians considered a mere “pass-through” community along the Pan-American Highway in the last couple of decades. As local proprietors upgraded their humble grocery stores into modern supermarkets, tourists and nationals started to extend their rest stops to check things around on their way to the interior provinces.
Several years ago, one of these passers-by, a Panamanian professional considering retirement options after decades of work in North America (as per one of the company’s sales representatives) called the office for more information on Hacienda Mirador. The happy buyer later spread the word amongst his North American co-workers. The rest, as they say, is history!
This interest soon prompted the developer to directly target a more affluent market with two additional subdivisions: “Las Villas” (the 77 lots of which have been mostly purchased by Panamanian professionals, Canadians, and U.S. citizens), and “Sunset Village” which, as of this issue, has sold a little over one-third of its 170 lots. A fourth subdivision, “Los Bambu”, was designed with the local market in mind.
Amenities
Both Las Villas and Sunset Village are gated communities that offer single-family bungalows and two models to choose from: “Villa” and “Sunset”. Units may feature 3 or 4 bedrooms with construction areas ranging between 905 and 2,380 sqft., and lots between 4,845 sqft. and 10,764 sqft. Prices are in the US$ 93,900.00 -US$163,250.00 price range.
Both subdivisions are governed by a semi-condo arrangement, designed to preserve the overall value and security of the properties for many years to come. A monthly fee of $45.00 per proprietor covers the security-related facilities and services and the maintenance of the swimming pool, clubhouse, and sports venues.
It is the sense of community that is, perhaps, the development’s main amenity, said Escalona. “A fascinating rapport has developed amongst the community’s residents, who are known to organize tours to nearby destinations frequently, and actively take part in the folklore festivals of the region,” she explained.
World-Class Tourism Only Minutes Away!
Hacienda El Mirador is located on the Pacific Riviera, a burgeoning, 60-mile stretch of beaches catered by some of Panama’s finest all-inclusive beach and golf resorts, such as Royal Decameron, Playa Blanca, and Buenaventura, all of which are less than 30 minutes away. The nearby town of Río Hato and its Scarlett Martinez International Airport (which presently receives seasonal charter flights from Canada) is a 27-km. drive from the development. The mountain-resort community of El Valle, a treasure chest of eco-tourist opportunities) is located within the Antón district (municipality), a mere 45-minute drive from Hacienda El Mirador.
Hacienda El Mirador and the surrounding Pacific Riviera are part of the Dry Arch, the region with the least precipitation per annum in the entire country –a blessing for those who enjoy beach and sun activities. The provincial capital of Coclé, Penonomé, is only 30 minutes away, and Panama City, with all its international amenities and world-class shopping, is only two hours from Antón via the Pan-American Highway.
